After Hours Emergencies
If you experience a true emergency outside of normal business hours within Canyon Falls—such as a fire, active flooding, or a medical emergency involving serious injury ("fire, flood, or blood")—please contact 911 immediately and/or reach Guardian’s After-Hours line at 972-458-2200.
 
For any hazardous conditions, illegal activity, or suspicious behavior, please contact local authorities first to ensure a prompt and appropriate response.

For all other non-emergency matters, please note that inquiries received after hours will be responded to during regular business hours, in the order they are received. For assistance with general questions or community concerns, feel free to reach out to the Management Team during our normal office hours.

Next Steps
It can take up to 30-60 days for us to receive your title paperwork from the title company. Once this is done, we’ll update your contact details in our system. However, if you’re receiving this message then you’ve already been added to our email distribution list, so you’ll receive our weekly management updates and event information every Friday. If you don’t see our emails, please check your spam folder.
 
Community Website
If you haven’t already, we encourage you to register on our community website at www.canyonfallscommunity.com. The verification process takes up to 24 business hours typically but may be delayed if we haven’t received the aforementioned title paperwork. Once registered, you can view the event calendar, register for upcoming events, access important community documents and more! In the meantime, check out the Welcome New Residents! tab.
 
Clubhouse Access and Amenities
Feel free to stop by the Canyon Falls Clubhouse during business hours for a complimentary cup of coffee, tea, or hot chocolate! You can also pick up an events calendar and meet our Canyon Falls Management Team.
 
If the previous owners didn’t leave access cards for the amenities or you are the first-ever homeowner of the Lot, you can pick up your amenity access cards at the Clubhouse (6950 Canyon Falls Drive, Northlake, TX 76226) during normal business hours. Please bring a valid driver’s license or ID and warranty deed (closing paperwork). Two complimentary cards will be provided, and if you need more than two, additional cards (up to four) can be purchased for $20 each.
 
Residents under the age of 16 must be accompanied by an adult at all times. Children under the age of 16 are not permitted in the Fitness Center. If you are utilizing the Fitness Center after business hours, please keep in mind the Clubhouse is closed during this time.
 
Community Amenities and Hours
Pools: Open from 5:00 a.m. to 10:00 p.m. (Season begins in May and ends in October)
Fitness Center: Open year-round from 4:00 a.m. to 11:00 p.m.
Clubhouse: Monday through Friday, 8:30 a.m. to 5:00 p.m. (Closing at 4:30 p.m. on Fridays)
 
Assessment Information
Your 2025 quarterly assessments total $727.00 and include the following:
HOA: $315.00
Frontier Internet/Cable: $225.00
Front-Yard Landscape Maintenance: $187.00
 
Payments are due quarterly on January 1st, April 1st, July 1st, and October 1st and are late ON the 30th of each month. Accounts need to have a $0 balance & paid in full before the 30th of each month. Please note that payments must be made quarterly to avoid late charges.

Clubhouse & Haybarn Rentals
You have the option to reserve the Clubhouse or the Haybarn (located at the Dog Park) for personal events. These facilities are available at an additional cost beyond your quarterly assessments. Contact us if you’re interested in making a reservation or need more information.

Front Yard Landscape

Internet/TV Services
Follow these TWO (2) EASY STEPS below to upgrade your TV and internet services:
 
Step 1: Get DIRECTV Stream
To establish your DIRECTV account residents go online (https://www.directv.com/stream/my-community/) to activate their DIRECTV (DTV) Stream Service and order their devices and any other options. Once your account is established you are free to download the DTV app on your TV or use a streaming device. 
 
Step 2 - Frontier Internet and Router Upgrades
Homeowners can call Frontier’s Dedicated Bulk Call Center at 844-660-0648 to set up their appointment for the new Router and higher speed Internet.
 
***It is recommended that you schedule your Frontier appointment for a date after you receive your DTV equipment.

Amenities & Gaining Access

Clubhouse Is Open During Business Hours!
Stop by the Canyon Falls Clubhouse during business hours for a complimentary cup of coffee, tea, or hot chocolate! While you're here, grab an events calendar and meet your Canyon Falls Management Team—we’d love to say hello!
 
Access Cards:
If the previous homeowner didn’t leave behind amenity access cards—or if you're the first-ever owner of the home—you can pick up your cards at the Clubhouse (6950 Canyon Falls Drive, Northlake, TX 76226) during business hours. Each home is eligible for two (2) complimentary access cards. Additional cards, up to a maximum of four (4) total access cards per Lot/Home, are available for $20 each. Lost or replacement cards may also be purchased for $20. Payments must be made by check or certified funds—we are unable to accept cash.
 
Please bring the following:
  • A valid driver’s license or photo ID
  • Your warranty deed or closing paperwork (or if renting, your lease agreement)
 
Clubhouse Use & Guidelines:
  • Residents under the age of 16 are not permitted in the Fitness Center.
  • If a resident is 16 & over and utilizing the Fitness Center after business hours, please remember the rest of the Clubhouse is closed during that time.
  • Residents under the age of 16 must be accompanied by an adult at all times while in the Clubhouse. 
  • The Clubhouse is not available for use after business hours unless you have made a reservation. Register for our website to learn more about reserving the Clubhouse!

Front Yard Landscaping Service

Canyon Falls homeowner assessments include front yard mowing services, provided by
 
 
 
Residents can report service requests and communicate directly with BrightView through the BrightView HOA Connect Portal!

Please note that the schedule is weather-dependent and subject to change. 
 

Trash Rules & Service Days

All trash/recycling containers must be stored out of public view on non-collection days. 
This means that trash/recycling containers must be stored in your garage or backyard and cannot be stored on the side of your home, unless it is behind an ACC approved fence or landscaping. 
 
Containers may be placed outside during the service window starting at 5:00PM the evening before pickup and must be stored out of view by 7:00AM the day after pickup. This timeframe allows flexibility due to variations in service times across the community’s three municipalities, but it does require that containers be promptly stored once the service window closes.  
 
Per Section 3.16 of the governing documents:
  • Trash and recycling containers may be visible only during a 38-hour window—from 5:00 PM the day before pickup to 7:00 AM the day after pickup.
  • Containers must be stored out of sight either in the garage or behind/on the side of the residence so that they are not visible from any street, alley, or adjacent lot.

General Trash & Recycling Do’s & Don’ts
 
Recycling – Keep It Clean!
DO:
- Recycle paper, cardboard, metal cans, plastic bottles, and jugs.
- Empty, clean, and dry recyclables before placing them in the bin.
- Place loosely in the recycling bin—never bagged.
DON’T:
- Mix food or liquids with recyclables.
- Recycle plastic bags or film—take them to a store drop-off instead.
- Recycle light bulbs, paint cans, or Styrofoam in your blue bin.
 
General Trash – Dispose Responsibly
DO:
- Secure trash bags to prevent leaks and spills.
- Compact trash to maximize container space.
DON’T:
- Overfill trash bins—it can cause litter.
- Place hazardous materials (wet paint, motor oil, pesticides) in the trash.
- Put non-food or hard/fibrous materials (bones, eggshells) in the garbage disposal.
