Management Software Upgrade Coming October 1st!

We’re excited to share some great news! Guardian Association Management is officially upgrading our management software from Village Management Software (VMS) to Vantaca, a modern, intuitive platform built specifically for HOA management, starting October 1, 2025.
 
This change is all about leveling up your experience with us and giving both boards and homeowners more transparency, efficiency, and convenience in how we serve your community.

What’s Changing?
 
New Management Platform: Vantaca
Beginning October 1, 2025, we will begin using Vantaca, a next-generation HOA management system designed to enhance board and homeowner experience through automation, streamlined communication, and mobile-friendly access.

  • Real-Time Alerts & Updates - No more waiting on emails - get what you need, when you need it

Portal Logins
Login credentials and access instructions will be sent to all board members and homeowners at the time of the October launch. Please make sure to monitor your inboxes (and spam folders). If anyone does not receive credentials by early October, we’ll be ready to assist.

Assessment Information

Canyon Falls Assessments are due in full at the beginning of each quarter on the following dates:
  • January 1st
  • April 1st
  • July 1st
  • October 1st
Assessments are late the 30th day of the month, and late fees, late interest, and collection fees are charged to delinquent. 
 
Please be aware that if you opt to make partial payments each month, you will still incur late charges according to the Canyon Falls policies, governing documents, & contracts and your account will be subject to the collections process.
 
Effective January 1, 2025, homeowners will pay a uniform quarterly assessment in the amount of $727.00. The total quarterly assessment can be broken down as follows:
 
 - Quarterly Base HOA Assessment: $315.00
 - Quarterly TV/Internet Assessment: $225.00
 - Quarterly Landscape Assessment: $187.00
 Total Quarterly Assessment: $727.00

You may pay assessments online, send payments to the address on your account statement, or drop off your payment at the Canyon Falls Office for electronic processing. Please view the following tabs below for more information!
