Assessment Information

Canyon Falls Assessments are due in full at the beginning of each quarter on the following dates:
  • January 1st
  • April 1st
  • July 1st
  • October 1st
Assessments are late the 30th day of the month, and late fees, late interest, and collection fees are charged to delinquent. 
 
Please be aware that if you opt to make partial payments each month, you will still incur late charges according to the Canyon Falls policies, governing documents, & contracts and your account will be subject to the collections process.
 
 
Effective January 1, 2026, homeowners will pay a uniform quarterly assessment in the amount of $608.00. The total quarterly assessment can be broken down as follows:
 
 - Quarterly Base HOA Assessment: $371.00
 - Quarterly TV/Internet Assessment: $168.00
 - Quarterly Landscape Assessment: $69.00 
 Total Quarterly Assessment: $608.00

When prompted, you will need:
  1. Management Company ID: 6919
  2. Association ID: GAM275
  3. Your individual account number: Your account number is located on your account statement. If you are unable to locate your statement or do not know your account number, please contact the onsite office at (940)240-0803. You may also reach out to SBB customer support at support@sbbmanagement.com or call 972-960-2800 for assistance.
 
Other payment options:
  • Mail payment to the address on your statement: Please be sure to include your account number in the memo line of all payments remitted.

If you are having trouble accessing your Vantaca resident portal, please follow the steps below:
Here is a complimentary step-by-step guide to see how to make a payment. 

If you continue to experience issues, please email canyonfallssupport@sbbmanagement.com with the following information so we can assist you:
  1. Property address (number and street name is fine) 
  2. Name
  3. Email address
  4. Phone number
If you need help setting up autopayments please call the Zego Support Number at 1-866-729-5327.
 
 
Make one-time ACH payments for your HOA Fees without incurring a transaction fee.
 
If you want to or have set up Auto-Payment, these still have no transaction fees and all you need to do is ensure your payment amount reflects the new 2026 HOA Fee of $608.00
 
To make a one-time ACH payment click on the "Click Here" link at the top of your Vantaca Home Screen. See image below.
 

 

 
You will be brought to a page for Western Alliance Bank / SBB. If you were previously making payments to Guardian through this process, your login (email address) and password will be the same. If not, you will need to set up an account.
 
The first time you make a payment, you will need to delete the address that automatically populates in the search bar—even if it appears correct—and then set up the property you are paying for by clicking the “+ Add Property” button.
This is a one-time setup. Once completed, your property information will be saved and will automatically appear for all future payments.
 
When you are adding your property, you will need to be sure to use the address that is shown on your Vantaca homepage - for example if you live on 9999 customname Ln - you will need to match the address exactly and use LN instead of Lane for the address to be found. 
 
Required Info:
Management Company ID - 6919
Association ID - GAM275
Property Account Number - GAM number shown on your Vantaca Home page
 
You will then need to select payment method and put in your banking information.
 
From there you can make your payment.
